As outlined below, our Energy Savings Agreement comprises more than 20 checkpoints for your heating and cooling systems to ensure optimum performance.
Spring Maintenance on Cooling System
Condenser Coil will be cleaned as required. Dirty condenser coils raise refrigerant pressure higher than necessary, increasing your electric bill and possibly leading to premature compressor failure.
Evaporator Coil will be inspected and cleaned (if accessible) as required. At normal accumulation, dirty coils degrade efficiency by 5% each year.
Refrigerant Charge will be checked. A low or high refrigerant can easily go unnoticed, increasing operating costs. An improper charge can cause compressor shutdown or failure.
Standard Disposable Air Filter will be replaced at the customer’s option. All other filters are at an additional charge. A restricted air filter can cause your heating and cooling system to waste energy and shorten the equipment’s life.
Thermostat will be checked for proper operation. Improperly calibrated thermostats allow the unit to run longer than necessary. Every degree your air conditioning operates below 78 degrees can add 5 to 8% to the cost of cooling.
Control & Safeties will be inspected and tested. Controls and safeties that do not function properly can increase operation costs and may cause other more costly components to fail.
The Condensate Drain will be checked to ensure it is open. A biocide tablet will be added. Algae can clog a condensate drain, which can cause expensive water damage. Mold, bacteria, and mildew could grow in the drain pan and be distributed through the duct system.
Temperatures & Pressures will be measured and recorded. An accurate record of your equipment’s vital data can indicate potential problems that can be avoided. A record will be kept, which may reduce unnecessary service calls.
Relays, Contractors, & Wiring will be inspected. Worn contractors and loose wire connections can lead to motor or compressor failure and unexpected breakdowns.
Duct Work will be visually inspected for leaks and proper installation. Duct problems can occur at any time after installation. Unrepaired duct work faults can increase operation costs. Duct leaks account for about 20% of air conditioning energy consumption in most Ohio and West Virginia homes.
Fall Maintenance on Heating System
Services will vary based on the type of heating equipment, e.g., Heat Pumps or Gas Heat. Please note: Services such as filter change, safety controls, thermostat checks, and temperature recording will be performed during both cooling and heating season checks.
Pilot will be cleaned and adjusted. Weak or dirty pilots can easily be extinguished, causing the furnace to shut down and generate deadly carbon monoxide.
Gas Line from the furnace shut-off valve to the burner will be checked for leaks. Undetected gas leaks can be deadly.
Combustion Air Openings will be checked. Blocked or restricted combustion air openings can generate carbon monoxide.
Flue Pipe will be inspected. Flue pipe corrosion or leaks may allow carbon monoxide to infiltrate your home.
Secure All Panels
Defrost Timer will be checked. A defrost timer that is not working properly can cause a loss of heat and can shorten compressor life.
The Reversing Valve will be operationally checked. Reversing a valve that is not operating properly can waste energy and cause the system to fail to heat or cool.
Auxiliary Heat Strips will be checked. Not operating properly, heat strips can cause heat loss and/or increased electric costs.
Heat Exchanger will be inspected for cracks and deterioration. Heat exchangers can develop cracks with age. If they exist, there is a risk of serious illness from carbon monoxide poisoning.

Morrison, Inc. reserves the right to reject any agreement. Upon inspection by a Morrison Service Specialist, if the equipment is found in such a condition that service will be unsatisfactory to either party, no service will be rendered. Morrison, Inc. strives to provide prompt, efficient service hereunder, but it is expressly agreed that Morrison shall in no event be liable for damage or loss caused by delay or loss of service arising out of the performance of this agreement. If the customer has a past-due account, the agreement is suspended until the account is current. We reserve the right to cancel this agreement at any time.
