Spring Maintenance on Cooling System

Spring maintenance is a crucial step in keeping your cooling system running efficiently and reliably through the warmer months. Our comprehensive tune-up includes cleaning the condenser coil as needed—since buildup here can raise refrigerant pressure, increase your energy bills, and potentially lead to premature compressor failure. We’ll inspect and clean the evaporator coil if accessible, as dirty coils can degrade efficiency by up to 5% per year. We also check your refrigerant charge to ensure it’s neither too low nor too high, both of which can quietly raise operating costs or cause compressor issues. Your thermostat will be tested for accuracy, because even a minor miscalibration can cause your system to run longer than needed—adding 5–8% to cooling costs for every degree set below 78°F. We’ll inspect all controls and safety devices, check the condensate drain for clogs and add a biocide tablet to prevent mold and bacteria buildup, and replace your standard disposable air filter upon request. We also test temperatures and pressures, inspect ductwork for visible leaks, and check electrical components like relays, contactors, and wiring. This proactive service not only boosts performance and efficiency—it helps catch issues early and protects your investment for the long haul.

Fall Maintenance on Heating System

Services will vary based on the type of heating equipment, e.g., Heat Pumps or Gas Heat. Please note: Services such as filter change, safety controls, thermostat checks, and temperature recording will be performed during both cooling and heating season checks.

Fall maintenance on your heating system is essential to ensure safe, efficient operation before cold weather sets in. Our detailed service includes cleaning and adjusting the pilot light, which helps prevent unexpected shutdowns and the risk of carbon monoxide exposure from a weak or dirty flame. We’ll inspect the heat exchanger for cracks or deterioration—critical, since a damaged heat exchanger can leak dangerous carbon monoxide into your home. The gas line from the furnace shut-off valve to the burner will be checked for leaks, and we’ll confirm that combustion air openings are clear to support safe operation. Our technicians will also examine the flue pipe for corrosion or damage that could allow harmful gases to infiltrate your living space. Additional components such as the defrost timer, reversing valve, and auxiliary heat strips will be tested to ensure your system delivers consistent, energy-efficient heat. We’ll also secure all panels for safe, optimal performance. With this thorough inspection, you can head into the colder months with peace of mind, knowing your system is operating safely and reliably.

Upon inspection by a Morrison Service Specialist, if the equipment is found in such a condition that service will be unsatisfactory to either party, no service will be rendered. Morrison, Inc. strives to provide prompt, efficient service hereunder, but it is expressly agreed that Morrison shall in no event be liable for damage or loss caused by delay or loss of service arising out of the performance of this agreement. If the customer has a past-due account, the agreement is suspended until the account is current. We reserve the right to cancel this agreement at any time.
